You walk in from a humid July afternoon, and there it is — that damp, earthy, “old basement” smell hanging in the air. Maybe it’s strongest at the bottom of the stairs. Maybe it hits you when the AC kicks on. Maybe it’s just… everywhere, and it wasn’t there in April.
Here’s the thing most homeowners don’t realize: a musty smell is not a smell problem. It’s a moisture problem — and very often, it’s the first sign of a mold problem you can’t see yet.
In Chicago and St. Louis, July is peak musty-smell season. Both metros spend most of the month with outdoor dew points high enough to push indoor humidity past the level where mold starts growing. Let’s break down what that smell actually is, why summer turns up the volume, and how to tell the difference between “my house needs to air out” and “I need to call someone.”
What Is That Musty Smell, Exactly?
That distinctive odor — damp earth, wet cardboard, old books — has a name. When mold and mildew grow and digest whatever they’re living on, they release microbial volatile organic compounds (MVOCs): gases that are the byproducts of active mold metabolism.
Read that again, because it matters: MVOCs come from actively growing mold. Dead, dormant mold doesn’t produce much odor. So when your house smells musty, your nose isn’t detecting old mold from a past problem — it’s detecting mold or mildew growing right now, somewhere moisture is feeding it.
This is why the CDC lists a musty odor as one of the primary indicators of a mold or dampness problem, and why the EPA notes that hidden mold is often discovered by smell before it’s ever seen. Your nose is a surprisingly good mold detector. The problem is it can’t tell you where.
Why Summer Makes It So Much Worse
If your house smells fine in winter and musty in July, that’s not a coincidence — it’s physics. Three things happen in a Midwest summer:
1. Outdoor air carries more water. When dew points sit in the 60s and 70s — a typical July week in both Chicago and St. Louis — every bit of outside air that enters your home brings moisture with it. Open windows, door traffic, and normal air leakage all raise indoor humidity.
2. Your basement becomes a condensation machine. Basement walls and floors stay cool (often 55–65°F) year-round. When humid summer air contacts those cool surfaces, the moisture in it condenses — the same reason a cold glass sweats on a July porch. That thin, invisible film of dampness on concrete, stored boxes, and carpet is exactly what mold needs.
3. Warm air amplifies odor. MVOCs evaporate and circulate more readily in warm, humid air. The same amount of mold smells stronger in July than in January — which is why summer is when most people first notice a problem that’s been quietly developing for months.
The EPA recommends keeping indoor relative humidity below 60%, ideally 30–50%. Above 60%, most household molds thrive. In an un-dehumidified Midwest basement in July, 65–75% humidity is common. That’s the whole story of the summer musty smell in one number.
Where the Smell Hides: A Room-by-Room Guide
Track the smell to where it’s strongest, then look for the usual suspect in that room:

Basement. The #1 source in both markets. Cool walls + humid air = condensation on concrete, behind stored items, under carpet pads, inside finished walls. If the musty basement smell gets stronger after rain, suspect water intrusion, not just humidity.
Bathroom. A musty smell that lingers after the shower steam clears usually means moisture is trapped somewhere it shouldn’t be — under the flooring around the toilet, behind gaps in the caulk, or inside an exhaust fan that vents poorly (or not at all).
Closets and stored fabric. Closets on exterior walls stay cooler and get almost no airflow. Clothes, shoes, and cardboard boxes absorb ambient moisture and hold it. If a closet smells musty, mildew is growing on or behind something in it.

Laundry room. Front-loader door gaskets, a dryer that vents indoors or leaks at the duct joint, and damp clothes left sitting are all reliable mildew factories.
Whole house, no clear source. When you can’t pinpoint the source of the smell, think bigger: crawl space, HVAC system, or elevated humidity throughout the house. This is the scenario where testing earns its keep.
Musty Smell vs. Mold Problem: How to Tell the Difference
Not every musty whiff means remediation. Here’s an honest way to sort it:
Probably a moisture-management issue (handle it yourself) if:
- The smell shows up only on the most humid days and fades when you run AC or a dehumidifier
- It’s isolated to stored fabric/boxes, and washing or discarding them removes it
- A hygrometer shows humidity above 60%, and getting it under 50% eliminates the odor within a week or two
- There’s no visible staining, discoloration, or water history in that area
Treat it as a probable mold problem (get it inspected) if:
- The smell is persistent — it’s there in the morning, after airing out, in dry weather
- It’s strongest in one specific spot (a wall, a corner, a closet) rather than general “summer damp”
- It follows a known water event: a past leak, seepage, flooding, an overflow — even one from last year
- It comes from the AC or returns every time the system runs
- Anyone in the house has allergy-like symptoms that improve when they leave home
- You can see any discoloration on walls, ceilings, or floors near the odor

The key principle: a musty smell you can’t eliminate by controlling humidity is a musty smell with a source. Mold doesn’t need standing water — it needs a damp surface and time. If the odor survives your best moisture control, something is feeding it.
How to Get Rid of a Musty Smell in Your House (the Right Order)
Skip the candles and plug-ins — masking an MVOC odor just delays the diagnosis. Work this sequence instead:
Step 1: Measure. Put an inexpensive hygrometer ($10–15) in the musty area. If relative humidity is above 60%, you’ve found your first problem.

Step 3: Move the air. Run bath fans during showers and for 30 minutes after, keep closet doors cracked, pull stored items away from exterior walls, and don’t let damp laundry sit.
Step 4: Eliminate the obvious sources. Wash or discard mildewed fabric, clean front-loader gaskets, fix the dripping pipe under the sink, and clear and test your AC condensate drain.
Step 5: Re-check in two weeks. If the smell is gone and stays gone, you had a humidity problem — keep doing what you’re doing. If it’s still there, stop cleaning and start investigating, because you’re smelling active growth somewhere you haven’t found.
