FAQ

Frequently Asked Questions

A standard mold inspection typically involves a visual walkthrough focused in on a single problem area of the property A Comprehensive Mold Assessment goes further — our IICRC-certified inspectors examine every level of your property, collect air and surface samples for lab-verified testing, document all findings in a detailed report, and provide a full remediation protocol if mold is discovered. You walk away with clear answers and definitive next steps.

This service is designed for homeowners, home buyers and sellers, landlords, and property managers. It’s especially important before purchasing a property, after a known water intrusion or leak lasting more than 24 hours, when a property has been vacant for an extended period, or when occupants have mold-related health conditions or sensitivities.

Our inspectors assess the entire property, including basements, attics, crawl spaces, bathrooms, and HVAC systems. We look for visible mold growth, as well as anything that indicates existing mold or conditions that could lead to future growth.

Both. Visual inspection alone can’t tell you what’s behind walls or in the air. Our assessments include lab-verified air quality and/or surface sampling so you know exactly what types of mold are present, at what concentration, and whether they pose a health risk. Results are documented and included in your report.

Most residential assessments are completed in a few hours, though larger properties or those with complex moisture issues may take longer. Lab results typically follow within a few business days of the inspection.

If mold is discovered, we provide a detailed written remediation proposal that outlines the full scope of work, the process we’ll use, and the timeline. Nothing moves forward without your approval. Our team can then handle the remediation directly, and post-remediation clearance testing confirms the work is complete before we consider the job done.

Yes. Mold Solutions inspectors and technicians are IICRC certified. Our St. Louis team has been serving the Greater St. Louis area since 2009, and certifications include Water Restoration, Applied Microbial Remediation, Lead RRP, and IAQA credentials.

Absolutely. A mold inspection should be part of any home purchase process. Mold can exist behind walls, under flooring, or in crawl spaces without any visible signs. A comprehensive assessment gives buyers independent, unbiased documentation of the property’s condition — and significant negotiating information if issues are found.

Yes. Mold doesn’t have to be visible to be present — in fact, some of the most serious mold problems are hidden inside walls, under flooring, or in HVAC ductwork. A musty odor can be a sign of hidden mold growth, and air quality testing is the only reliable way to know for certain what’s in your environment.
