CASE STUDY

Client: PM Construction & Contracting LLC
Contact: Erim Tezcan
Location: Elgin, IL
Property Type: Residential home (renovation project managed by a commercial contractor)

The What

Project Overview

Mold Solutions was contracted by PM Construction & Contracting LLC to provide professional mold remediation services for a residential property in Elgin, Illinois. The home was scheduled for a complete renovation, including a new floor plan, but visible mold growth discovered during the initial walkthrough raised serious health and safety concerns.

The property had been vacant for nearly two years, increasing the likelihood of moisture-related issues and widespread mold contamination. Due to future occupants having mold-related health conditions, it was critical that the home be fully remediated and cleared before construction could begin.

The Challenge

Visible Mold Growth

During the contractor’s initial site walkthrough, visible mold growth was identified on multiple levels of the home. Because the exact timeline of the mold development was unknown and the house had remained unoccupied for an extended period, the scope of the issue was uncertain.

Key Challenges Included:

  • Mold is present on both the main level and the basement
  • Unknown duration of moisture intrusion due to long-term vacancy
  • Health risks for future occupants with mold sensitivities
  • Discovery of unexpected wet building materials during demolition
  • Tight project timelines to allow renovation work to proceed safely

The property was deemed uninhabitable prior to remediation.

The Approach

The Mold Solutions Approach

Inspection & Assessment

The Mold Solutions team conducted a full visual inspection of the entire property, including the main level and basement. Based on the findings, both levels were classified as uninhabitable, and a comprehensive remediation plan was developed.

Remediation Process

The project required a multi-phase approach to ensure the property was fully dried, remediated, and safe for renovation:

  • Cleanout:
All remaining personal belongings and materials were removed from every level of the home.
  • Dry-Out & Moisture Control:
Elevated moisture levels and wet building materials were discovered during the initial cleanout. Industrial-grade dehumidifiers were installed on both the main level and basement, temporarily pausing demolition until moisture levels were brought under control.
  • Demolition:
Once dry, both levels were fully demoed down to the studs. This included the removal and disposal of:
    • Drywall
    • Insulation
    • Flooring and carpet
    • Cabinets and other contaminated materials
  • Sanitization & Disinfection:
The entire property was thoroughly sanitized and disinfected to eliminate mold spores and prevent future growth.
  • HVAC & Duct Cleaning:
The duct system was professionally cleaned and sanitized to ensure clean air circulation throughout the home.
  • Clearance Testing:
Final air quality clearance testing confirmed acceptable indoor air quality levels, allowing construction and renovation work to begin safely.

Specialized Considerations

Unexpected moisture within building materials required the team to adjust the remediation timeline, prioritizing drying before continuing demolition. This proactive step ensured effective mold removal and long-term prevention.
